Access Statement for The Anis Louise Guest House


Introduction

A small family run Bed and Breakfast on the edge of Chesterfield town centre.
Offering six en-suite rooms, four rooms on the first floor, one room on the second floor and one room on the lower ground floor. No rooms are currently available on the ground floor.

Arrival & Car Parking Facilities

• Private Car Park at the rear of the building, accessible via dropped kerb then through a narrow driveway between two buildings over a sloping entrance.
• Seven marked parking bays with full assistance from the car park to your room.
• Drop off point located at the front gate.
• The car park is tarmac with some loose chippings on a mainly level surface but uneven in places.
• The phone number 01246 235412 is displayed on the front main signage.
• The car park is illuminated during the hours of darkness.

Main Entrance & Reception

• The front gate is side hung, opens towards the building and is 104cm wide.
• A step upwards of 10cm is also in the gate way, the path then gently slopes towards the front door, the only entrance to the building.
• The front door (66cm gap) is side hung and currently opens inwards and a step of 20cm is also present.
• Once inside another side hung door (100cm) opens outwards.
• The lighting is both natural and electric overhead lights.
• Two shelves/counters at 115cm and 78cm are positioned for checking in.
• Pens and pads are available on arrival.
• No seating available in the hallway reception area.
• Open 24/7
• The floor is level throughout the main entrance
• The main hallway then splits and you have access to the stairs or to the breakfast room and room six entrance.

Public Areas - General (Internal)

• The hallway past the stairs towards the breakfast room is 78cm wide at its narrowest point.
• 13 stairs of 19cm take you up to the first landing; the stairs are 81cm wide.
• 2 stairs take you to the hallway and around and up three stairs takes you up to the second landing.
• The first floor hallway goes to room 1 and room 2, the first floor second landing goes to room 3, 4, 5 and the wc.
• The fire alarm throughout the building is audible only (Siren and Bell)

Public Areas - WC

• The wc is located at the end of the second landing on the right hand side, it is located underneath the stairs to the second floor and has a slopping ceiling and is "snug" with a saniflow (macerator) toilet.
• No emergency pull cord.
The door opens outward (restricted access) and is 71cm wide.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

• The breakfast room is located on the first floor down the side of the stairs (78cm narrowest point) Through a side hung fire door that opens towards you and has a door closer fitted (75cm wide).
• Inside the breakfast room there is a seating area (that is available outside breakfast times) and consists of a leather sofa with a seat height of 46cm from the floor.

Outdoor Facilities

• Small walled garden at the front of the property with slate floor and potted plants.

Bedrooms

• All bed rooms have fire doors with door closers, fitted carpets throughout, wardrobe with hanging space, desk with reading lamp, draw space, refreshment facilities with teapot and kettle, digital TV, cd player with usb, clock radio alarms, chair with arms and bedside tables.

• Bedroom 1 - located on the ground floor - the door opens inwards and is side hung and 72cm wide. (past the side of the stairs, 78cm narrowest point)
• The en-suite entrance is 76cm wide (62cm opening, bi-fold door)
• The bedroom has two single beds (54cm high) both accessible from one side only.
The dressing table is 68cm high and the chair is 44cm high.

• Bedroom 2 - located at the beginning of the first floor hallway - the door opens inwards and is side hung and is 72cm wide. The entrance is level. The en-suite entrance is located at the far side of the bedroom. The bedroom has one single bed (54cm high) and is accessible from one side only. The chair is 44cm high and the desk is 71cm high.

• Bedroom 3 - located at the beginning of the first floor second landing - the door opens inwards and is side hung (75cm wide). The entrance is level. The en-suite entrance is located right hand corner of the bedroom. The bedroom has two single beds (54cm high) one is accessible from one side only the other from both sides. The chair is 44cm high and the desk is 74cm high.

• Bedroom 4 - located at the end of the first floor second landing - the door opens inwards and is side hung (77cm wide). The entrance is level. The en-suite entrance is located right hand corner of the bedroom. The bedroom has one double bed (57cm high) and is accessible from both sides. The dressing table is 75cm high and the chair is 44cm high.

• Bedroom 5 - located at the beginning of the first floor second landing - the door opens outwards and is side hung (68cm wide). The entrance is up one step then around and up 13 steps 19cm high to the second floor. The en-suite entrance is located in the left hand corner of the bedroom. The bedroom has one single bed (54cm high) and one double bed (54cm High)The desk is 71cm high and the chairs are 44cm high.

• Bedroom 6 - located next to the breakfast room - the door opens inwards and is side hung (77cm wide). The entrance is down 10 steps to the lower ground floor.
• On the lower ground floor the door to the bedroom is on the left hand side and is side hung (71cm wide), opening inwards. The en-suite entrance is located left hand side of the bedroom. The bedroom has one single bed (54cm high) and is accessible from both sides. The desk is 71cm high and the chair is 44cm high, The emergency window is 72cm from the floor.

Bathroom, Shower-room & WC [Ensuite or Shared]

• All en-suites have cushion flooring, wall tiles or PVC paneling, extractor fan standard WC and sink with hot and cold taps. Rubber non slip shower mats are available.

• Room 1 - En-suite is through a concertina doorway (62cm) on a level floor. The shower is through a bi-fold door and up a step (24cm).

• Room 2 - En-suite is through a concertina doorway (66cm) on a level floor. The shower is through a bi-fold door and up a step (22cm).

• Room 3 - En-suite is through a side hung door (59cm) that opens outward on a level floor. The shower is through a bi-fold door and up a step (27cm).

• Room 4 - En-suite is through a concertina doorway (63cm) on a level floor. The shower is through a side hung door that opens outward and up a step (25cm).

• Room 5 - En-suite is through a sliding door (61cm) and slides to the right on a level floor. The shower is through a side hung door that opens outward and up a step (14cm).

• Room 6 - En-suite is through a side hung door (64cm) that opens outward on a level floor. The shower is through a side hung door that opens outward and up a step (24cm).

Additional Information

• The Breakfast room and bedrooms 1- 5 have emergency egress via the main entrance. Bedroom 6 also has an escape window and stairs to the car park.
• The fire assembly point is the entrance to the car park next to the building next door.
• ALL fire alarms are audible only.
• NO smoking throughout the building
• NO pets throughout the building
• Service dogs permitted with bowls and blanket available.
• Mini Fridge available for medication, baby food/milk and fresh food stuffs.

Future Plans

• extension with private bedroom - freeing a ground floor room to be made into an accessible bedroom with wet room and full facilities.
